What is a SAP Assessment?
A SAP (Standard Assessment Procedure) assessment is the government-approved method for demonstrating compliance with building regulations for new homes. It evaluates the energy performance of a dwelling by assessing insulation, airtightness, heating systems, ventilation, and renewable technologies.
As part of the SAP calculation, the following key compliance metrics are produced:

Target Emissions Rate (TER): The maximum allowable carbon emissions for the dwelling, based on a notional building that meets regulatory standards.

Dwelling Emissions Rate (DER): The calculated carbon emissions of the actual dwelling, which must be equal to or lower than the TER to achieve compliance.

Target Fabric Energy Efficiency (TFEE): The benchmark fabric performance of the notional dwelling, focusing on insulation and thermal performance.

Dwelling Fabric Energy Efficiency (DFEE): The calculated fabric efficiency of the proposed dwelling, which must meet or improve upon the TFEE target.
These calculations confirm that the property meets both carbon emissions and fabric efficiency requirements, forming a critical part of the building control submission and final sign-off process.

How Our SAP Assessments Work
We recommend carrying out SAP calculations at design stage, however if your dwelling is already built, we can also complete as-built SAP assessments. Our process includes:
1. Initial Design Review
We review architectural drawings, specifications, and supporting information provided for the dwelling.
2. Design Stage SAP Calculations
SAP calculations are completed to assess compliance against Building Regulations Part L requirements.
3. Design Review & Advice
Where necessary, we provide clear, practical guidance on any changes required to achieve compliance, ensuring solutions are realistic and cost-effective on site.
4. Design SAP & Predicted EPC
We issue the design-stage SAP calculations and a predicted EPC for submission to Building Control or the Local Authority.
5. As-Built SAP Review
As construction nears completion, we review the final build details against the design SAP. If changes have been made, calculations are updated to confirm compliance.
6. As-Built SAP & EPC Lodgement
Once confirmed, we issue and lodge the as-built SAP calculations and EPC on the government register for Building Control sign-off.
